The short answer

  • Typically £400–£1,200 per window, depending on material and size.
  • A whole house is usually £4,000–£8,500.
  • A price that drops sharply during the sales visit was never a real price.
  • Making good, plaster, sills, reveals, is frequently excluded.

What pushes the price up

Frame material. uPVC, aluminium, timber and composite sit at very different price points, and timber carries ongoing maintenance cost too. Glazing specification. Double or triple, and the U-value achieved. Size and opening configuration. Every opening casement costs more than a fixed pane. Bays and arches. Substantially more than standard rectangular openings, and bays may carry structural load. Conservation and listed status. May require specific materials and styles, sometimes at multiples of standard cost. Making good. Plaster damage, sills and reveals. Often excluded, and a real cost afterwards.

On the sales process

This trade prices differently from most. Initial quotes are frequently high, with discounts appearing during the appointment and increasing if you hesitate.

The practical response: get three written quotes on identical specification, and decide none of them on the day.

How to stage the payments

Completion payment set aside, kick-off of 25-30% against manufacture, then final on installation. Hold the final 10% until the FENSA or CERTASS certificate arrives, conveyancing will ask for it.
