Why roofing quotes get turned down

Because the customer has read about your trade specifically.

Roofing has more consumer-warning coverage than any other domestic trade. The pattern described is always the same: someone knocked, said they noticed slipped tiles, wanted cash, took a deposit, disappeared. By the time a homeowner is getting quotes, they have seen that story several times.

You then arrive, quote a legitimate figure with a legitimate deposit for materials and scaffold, and you are matched against a checklist you cannot see.

Layered on top is the second problem: they cannot verify anything you tell them. They cannot see the roof. They do not know whether the timber is really rotten. When you say the felt has gone, they have only your word.

Every other trade gets to show its work. You do not.

What the customer is actually weighing

Not really price. Whether you are the person in the article.

The signals they are reading, whether or not they could articulate them: did you approach them or did they find you, are you willing to be checked, does the deposit have a stated reason, and can you evidence what you say you found.

Where the work comes from

Referrals and repeat property. Managing agents, landlords, and anyone with more than one roof are worth more than any single homeowner.

Insurance and storm work. Reactive, seasonal, and it fills gaps, but it comes with loss adjusters and delays.

Builders and extension contractors who need a roofer they trust and do not want to manage one.

Search. Homeowners looking for a roofer, rather than being found by one, are pre-filtered for exactly the concern above.

What does not work any more in this trade is anything resembling a cold approach. It reads as the scam, however legitimate you are.

What separates you from the quote below yours

Photographs. Before you start, what you found once stripped, and the finished work. Offer it unprompted and it changes the conversation entirely: you are the roofer who shows the customer what they are paying for.

A drone survey where the job justifies it. It costs little and it does something no competitor's quote does.

Scaffolding itemised, with who provides it and for how long. A quote that buries scaffold inside a single figure invites the customer to assume the worst.

A stated rate for replacement timber. Nobody can see rafters before the covering comes off. A roofer who says "if I find rot it's £X a rafter and I'll photograph it" removes the single biggest fear in roofing work, the mid-job price rise.

Making the money conversation easy

Roofing has a real cash-flow problem: materials and scaffold hire go out before you earn anything. So a deposit is legitimate, and around 15 to 20% is defensible.

The difficulty is that a legitimate deposit and a scam deposit look identical to a nervous customer.

Say what it covers. Then structure the rest against visible stages: scaffold up, strip and repair, covering complete and watertight, final on scaffold removal.
