What Is a Schedule of Works?

A schedule of works is an itemised list of everything to be carried out on a project, broken down by task and usually in sequence. It defines exactly what is included.
Why it is worth insisting on
Two reasons.
It makes quotes comparable. Send the same schedule to three builders and you get three prices for the same job. Without it, you get three prices for three different jobs and no way to tell.
It makes disputes resolvable. When someone says "that was not in the price", the schedule answers it. Without one, the argument is memory against memory.
What it should contain
Each task, described specifically enough that a stranger could tell whether it had been done. Materials where they matter. Exclusions. Sequence, where sequence affects other trades.
Who writes it
On larger projects, a designer or surveyor. On smaller ones, you can write it yourself, a numbered list in a document is perfectly adequate, and it is far better than nothing.
