Why extension quotes get turned down

Frequently they are not turned down at all, they go cold.

An extension customer often approaches builders early, before drawings exist, sometimes before planning has been applied for. You quote, and then nothing happens for months while the application runs. By the time they are ready, they have forgotten which of the three builders they preferred, and they go with whoever was in touch most recently.

The second reason is scope mismatch. Without drawings, three builders price three different things, and the customer cannot tell why one is £15,000 cheaper.

What the customer is actually weighing

Whether you will still be available when they are ready, and whether they can live with the disruption.

Price matters, but on a project this size the decision is closer to choosing a lodger than choosing a supplier.

Where the work comes from

Architects and designers. They have clients with drawings and no builder, and they need someone who will not embarrass them. One good relationship here is worth more than any amount of advertising.

Structural engineers, for the same reason.

Previous customers, who extend, then convert a loft, then do the garden.

Search, early in the process, which is why being useful before they are ready matters.

What separates you from the quote below yours

Stay in touch through planning. A short message when the decision is due costs nothing and puts you back at the front. Almost nobody does it.

Quote against drawings where they exist, and say plainly that a quote without them is indicative. That protects you and signals professionalism.

State the foundation assumption and a rate beyond it. Nobody knows what is underground. Converting an open-ended fear into a number is the strongest thing in an extension quote.

Show a programme. The sequence, not just a finish date. It tells the customer you have run one of these before.

Making the money conversation easy

Long projects mean many stages, which means the kick-off can stay low, around 10% even on a six-figure build. That is a strong position, and quoting it as a deliberate choice rather than an apology reads well.
